Rental Application Instructions

Thank you for your interest in a Metz & Webster rental property.
It is our goal to provide a clean, safe and comfortable environment. If you have any questions, please feel free to contact us.

To process your application we will need the following items :

  • Completed GLVAR application. Please write as clearly as possible.
  • An application must be completed by all occupants 18 years and older. No exceptions.
  • $75 certified funds per adult applicant made out to Metz & Webster.  Personal checks will not be accepted. The application fee is non-refundable.
  • Applicant(s) must gross 3x rent. Combined incomes are acceptable.
  • Attach a copy of your last four (4) pay stubs or another form of proof of income.
  • ADA guidelines will be observed regarding service animal(s) and/or companion animal(s).
  • State your estimated move-in date. Please be advised that a Holding Fee may apply for a move-in date greater than 5 days from application approval. The Holding Fee is non-refundable and will be applied to the total fees due.
  • Provide the contact information of the real estate agent who introduced you to the property, if applicable.
  • Please email donna@metzandwebster.com notifying us of your interested in the property.
  • Your application will not be processed until we receive your application fee.

Please allow a minimum of 48 hours for processing.


  • For health and safety concerns we limit the number of residents not to exceed 2 individuals per bedroom.
  • It is NOT the policy of this office to collect multiple applications and application fees. We process applications on a first come/first serve basis.

Tenant Responsibility Information

Tenant(s) are responsible for familiarizing themselves with all terms and conditions of this contract.  A signed copy by all necessary parties shall be provided via email and/or hardcopy.

  1. Rent is due:  on the 1st day of each month.
  2. As Is Condition:  TENANT(S) accept the property as being in good usable condition and further accepts the premises as being in good habitable condition.
  3. Rental Lease Contract , adding occupants:  An application and background report for each additional person occupying the property after the official signing of the lease will be charged $75 per adult.
  4. Smoking:  Smoking of any kind is PROHIBITED within the interior of the building to include but not limited to; cigarettes, pipes, cigars, hookahs, cannabis, and/or medical cannabis.
  5. Utilities:  TENANT(S) are responsible for all utilities. Utilities must be placed in TENANT(S) name no later than 3 days following move-in unless otherwise arranged with MANAGER(S). Non-payment of utilities resulting in a property lien will result in eviction and/or civil suit.
  6. Regular clean-up of pet feces is REQUIRED. Failure to maintain yard could result in eviction.
  7. Satellite dish:  Satellite dish installation MUST conform to HOA rules and regulations.  The dish MUST be removed following tenancy.  All associated wires and holes in the building MUST be filled. The area where the dish was located MUST be returned to its original condition.
  8. Late Fees: Late fees will be assessed. Failure to pay late fees could result in eviction.
  9. Mail: The mail box is the property of the United States Federal Government. Key(s) to the mail box will not be provided by the LANDLORD/OWNER(S).  TENENT(S) must take a copy of the lease to the nearest US Post office to obtain key(s) and box number, if necessary.
  10. Long Term Guest: Tenant shall email MANAGER of a long-term guest(s) of greater than 3 days, along with their name(s) and date of visit. There shall be no additional charge provided this condition is met.
  11. Violations:  of terms of the lease agreement, to include all Addendum’s, could result in eviction.
  12. Tenant(s) understand that the lease may be renewed at the sole discretion of the OWNER.

Please note:  Primarily for safety considerations, it is important that MANAGER know of all the permanent residents, and/or guest(s) beyond 3 days, of a property whether adult or minor.  Thank you for your understanding.

What Would Prevent Application Approval?

Illegible handwriting and or missing information on the application will cause application rejection. Ex., missing birthday, social security number, contact info.

Applicant fails to provide proof of income.

Applicant(s) gross combined income less than 3x the rent will not be considered.

FICA score <625 will not be considered.

An eviction <7 years from application date will not be considered.

Pending bankruptcy proceedings.

Business entities are not permitted lease signers.

Case-by-Case Considerations:

Co-signers who will not be full time residents will be considered on a case-by-case basis.

Applicants with a criminal history will be considered on a case-by-case basis.

Easy Pay

EasyPay provides for ACH debit to pay your rent.

  • Please complete the attached form and return it to Metz & Webster. 
  • The completed form will be forwarded to Rentec Direct for set up.
  • Once your account is set up, you will be provided a login to Rentec Direct to initiate a single monthly payment, or recurring.
